Did a hail or wind storm damage your roof? Here's exactly what to do — from documenting damage to filing your insurance claim and choosing the right contractor.
Southern Utah's monsoon season brings powerful thunderstorms, hail, and damaging winds. From Cedar City to Hurricane, homeowners can be left with damaged roofs, water intrusion, and the daunting prospect of an insurance claim. Here's your step-by-step guide to handling storm damage roof repair the right way.
Step 1: Stay Safe and Assess From the Ground: Never climb a damaged roof yourself. Walk around your home and look for visible signs of damage — missing shingles, dented gutters, broken downspouts, debris on the roof, or pieces of shingles in the yard. Take wide-angle and close-up photos with timestamps; these will support your insurance claim.
Step 2: Look for Hail Damage Indicators: Hail damage isn't always obvious from the ground. Look for circular bruises on shingles (they may appear as dark spots where granules have been knocked off), splatter marks on metal vents, dented soffit or fascia, damaged screens or window frames, and damaged outdoor furniture or vehicles. If your neighbors had hail damage, you likely do too.
Step 3: Mitigate Further Damage: Insurance policies require homeowners to take reasonable steps to prevent further damage. If you have an active leak, place buckets to catch water and move valuables. If a tarp is needed, call a professional — don't risk injury climbing on a damaged roof. CNL Roofing offers emergency tarp services throughout Southern Utah.
Step 4: File Your Insurance Claim Promptly: Most policies require claims to be filed within a specific window (often 30-60 days). Call your insurance company, describe the damage, and request a claim number. Don't sign any contractor agreements yet.
Step 5: Get a Local Roofing Contractor Inspection: Before the insurance adjuster arrives, have a licensed local roofing contractor inspect your roof and document damage. They'll provide written documentation and photos that you can share with your adjuster. This is critical — insurance adjusters sometimes miss subtle hail damage that an experienced roofer can identify.
Step 6: Meet With the Insurance Adjuster: Whenever possible, schedule the adjuster to meet with your roofing contractor on-site. The contractor can point out damage the adjuster might overlook and answer technical questions. This often leads to a fairer settlement.
Step 7: Review Your Settlement Carefully: Insurance settlements typically include the actual cash value (ACV) initially, with the recoverable depreciation released after work is completed. Your contractor should review the scope of loss with you to ensure all needed work is covered, including underlayment, flashing, drip edge, ridge vents, and any additional code-required upgrades.
Step 8: Choose a Local, Licensed Contractor: Avoid out-of-state storm chasers (see our guide on storm chasers vs. local contractors). Choose a Utah-licensed, fully insured contractor with manufacturer certifications, local reviews, and a strong workmanship warranty.
Common Storm Damage in Southern Utah: Wind damage is most common in St. George, Ivins, Hurricane, and the Virgin River corridor where gusts regularly exceed 60 mph. Hail damage is more common in Cedar City, Parowan, and higher-elevation areas during summer monsoons. Wind-driven rain can lift shingles and force water under flashing, causing hidden damage that may not appear for months.
What About My Deductible? Your deductible is your responsibility — it's against the law in Utah for a contractor to waive, rebate, or 'absorb' your deductible. Any contractor offering to do this is engaging in insurance fraud, and it puts both your claim and your home at risk.
How Long Does Storm Repair Take? Most residential storm damage roof replacements can be completed in 1-3 days once materials are on-site. The full insurance and replacement process typically takes 3-6 weeks from initial claim to project completion.
