Learn why proper soffit ventilation is critical for your home's health, especially in Southern Utah's extreme heat.
Soffit ventilation is one of the most overlooked aspects of home maintenance, yet it plays a crucial role in protecting your roof, reducing energy costs, and maintaining indoor comfort.
What Is Soffit Ventilation? Soffit is the material covering the underside of your roof overhang. Vented soffit panels allow air to flow into the attic space, creating a natural ventilation system that works in conjunction with ridge vents or other exhaust vents.
Why It Matters in Southern Utah: Our extreme summer temperatures — often exceeding 100°F in St. George and surrounding areas — can cause attic temperatures to reach 150°F or higher. Without proper ventilation, this heat buildup can warp roof decking, damage shingles from underneath, and dramatically increase cooling costs.
Moisture Prevention: Even in our dry climate, temperature differentials between the attic and outside can cause condensation. Proper ventilation ensures moisture doesn't accumulate, preventing mold growth and wood rot.
Energy Efficiency: A well-ventilated attic reduces the load on your air conditioning system. Homeowners who upgrade their soffit ventilation often see a noticeable reduction in summer energy bills.
Signs of Poor Ventilation: Ice dams in winter (especially in higher elevation areas like Brian Head), excessive heat in upper floors, moisture or mold in the attic, and prematurely aging shingles can all indicate ventilation problems.
