Hiring a roofing contractor is one of the largest home investments you'll make. The right questions up front can save you thousands of dollars and years of headaches. Here are the 10 questions every Southern Utah homeowner should ask before signing a roofing contract.
1. Are You Licensed and Insured in the State of Utah? Every roofing contractor in Utah must be licensed through DOPL and carry general liability insurance plus workers' compensation. Ask for license numbers and certificates of insurance — and verify them. If a contractor hesitates, walk away.
2. How Long Have You Been Operating in Southern Utah? Local experience matters. Roofing in Cedar City is different from roofing in St. George, and both differ from coastal or northern climates. A contractor with deep local roots understands material performance, code requirements, and the seasonal demands of our region.
3. Can You Provide References From Recent Local Projects? A reputable contractor will gladly share names and addresses of past customers — ideally in your neighborhood. 5. What Is Included in Your Written Estimate? A detailed estimate should specify: brand and product line of shingles, underlayment type, ice and water shield placement, ventilation system, drip edge, flashing, tear-off scope, debris disposal, magnetic nail sweep, cleanup, timeline, and total price. Vague estimates often mean surprise charges later.
6. What Is Your Workmanship Warranty? Manufacturer warranties cover materials, but workmanship warranties cover installation defects. Look for at least a 5-year workmanship warranty in writing. Premium contractors offer 10 years or more.
7. Will You Pull the Required Permits? Most Southern Utah cities require a building permit for roof replacement. A legitimate contractor handles permitting and inspections. If a roofer suggests skipping permits to save money, that's a red flag — and it can void your home insurance.
8. Who Will Be on My Property and Are They Employees or Subcontractors? Some companies subcontract all their labor to crews they barely vet. Ask whether the crew is in-house, how they're trained, and who supervises the job. A consistent, well-trained crew produces better workmanship.
9. How Will You Protect My Property and Landscaping? Tear-off generates debris, nails, and dust. Ask how they'll protect siding, windows, AC units, plants, and driveways. A pro will use tarps, plywood barriers, and magnetic sweepers to protect your property and ensure cleanup.
10. What Is Your Payment Schedule? Never pay 100% upfront. A standard schedule is a small deposit at signing, a draw when materials are delivered, and the balance upon satisfactory completion. Be cautious of any contractor demanding cash or full payment before work begins.
