Most homeowners think about their roof when a leak shows up. Two parts of the system work quietly in the background the whole time: soffit and fascia.
Soffit is the material under the roof's overhang. It covers the gap between the roofline and your exterior walls, and it usually includes ventilation that lets your attic breathe. Without it working properly, heat and moisture build up in the attic, which can damage insulation and shorten the life of your roof deck.
Fascia is the board that runs along the edge of the roofline, right behind your gutters. It supports the lower edge of the roof and gives gutters something solid to attach to. When fascia rots or pulls away, gutters sag or pull loose, and water starts running down your siding and foundation instead of away from your house.
Gutters are the third piece. They move water off the roof and away from the house. When soffit, fascia, and gutters are all in good shape, water and air move the way they are supposed to. When one piece fails, the other two usually follow.
Cedar City and the rest of Iron County get strong sun and wind across the year, and that takes a toll on all three. We check soffit, fascia, and gutters as part of every roof inspection, not just the shingles.
